Everybody's Gotta Have Policies…
We work hard to keep the rules minimal but effective.
***Team BSR asks all of our guests to review our policies.***

Cabin Cancellation Service Fee $75, $50 and $25.

This fee applies when you cancel a reservation 30 days before the date of arrival with a $75 cancellation service fee for large cabins (Rock Castle, Log Cabin, Bunk House, Ranch House, 21, 22, 23) or 14 days before the date of arrival with a $50 cancellation service fee for small cabins (3-20, 24-27).  Cabin Pet Fee $50 per night/per pet with a 30-pound weight limit per pet. Non-refundable If you are inside of the 30 or 14 days.

All cabins are non-smoking. If you are found to be smoking in the cabin, you will be charged a $50 additional cleaning fee.

Check-out time for cabins is 11 am, and we do not allow late check-out time.
Guests are to wash, dry, put away the dishes, and remove all trash before checking out the cabin. If guests do not perform these duties, you are subject to an additional $100 cleaning fee.

Camper Unit Cancellation Service Fee $25. This fee applies when you cancel a Camper Unit 14 days before the date of arrival. Non-refundable if you are inside the 14 days.

Camping Cancellation Service Fee $25 This fee applies when you cancel a campsite 14 days before the date of arrival. Non-refundable if you are inside of the 14 days.

Campsite Cleaning Fee $25. This fee applies when you do not clean up the campsite before checking out. You are responsible for removing all personal belongings and picking up & throwing away all trash from the site.

Camping Late Check-Out Fee $10. This fee will be determined by the Owner when to charge the guest.

Float Trip Cancellation Service Fee $25. This fee applies when you cancel a float trip 14 days before the date of arrival. Non-refundable if you are inside of the 14 days.

Trail Ride Cancellation Service Fee $10. This fee applies when you cancel a trail ride reservation 14 days before the date of arrival. Non-refundable if you are inside of the 14 days.

Day Pass $7 ages 8-12 & $14 ages 13 & older; This is used for a guest who wants to stay the day at BSR but must leave by 8:00 PM.

We require 72-hour notice when booking an online reservation. If you are attempting to book a reservation less than 72 hours from your arrival date, you must call 1-800-333-8007 to make a reservation with our BSR Team Member.

Reservations require a two night minimum stay for weekends. Holiday weekends are a three night minimum stay. A campsite reservation requires full payment at the time of reservation. A cabin reservation requires half of the payment at the time of reservation.

Check in time is anytime after 4:00 PM. All guests must register at the store.  You are more than welcome to arrive prior to check in as we have many activities for you to take advantage of while waiting for check in time.  You will not have access to the cabin until 4PM, if you have items that need to be placed in a refrigerator/cooler please notify the store and we will be happy to accommodate you.  Cabin check out time is 11:00 AM.

All Cabins are non-smoking.

Check in time is 4:00 PM.  Check in times strictly enforced.

All cabin guests must register at the store to receive a resort pass.

We will allow pets in the cabins.  They must be 30 pounds or under and there is a 2 pet max per cabin; there will be a fee of $50.00 per pet per night. If you are found to have a pet in the cabin and have failed to register it upon arrival you will be charged an unregistered pet fee of $100 per night per pet.   Pets are required to be on a leash at all times.

If you have an unregistered guest, you will have to pay a fee of an additional person for the cabin. 

For Cabins numbers 3-20, 24-27, Camper Units, and all Campsites, you must cancel 14 days prior to your date of arrival. If you have reserved multiple cabins and want to cancel more than one reservation, cancellations must be made 30 days prior to your arrival date. 

There is a $50 cancellation service fee on small cabin reservations (cabins 3-20, 24-27). There is a  $25 cancellation service fee for camping and camper unit reservations.

Cancellations for Log Cabin, Rock Castle, Cabin 21, Cabin 22, Cabin 23 Ranch House or Bunk House require a 30 day notice prior to your date of  arrival and there is a $75 cancellation service fee.

Canceling 2 or more cabins requires a 30 day notice prior to your arrival.

Cancellations made past the cancellation date forfeits your payment.

If you have reserved multiple cabins and want to cancel more than one reservation, cancellations must be made 30 days prior to your arrival date. 

All vehicles including Golf Carts and UTVs must be registered at the Store. Any vehicles on premise without a pass will be escorted to the Store for proper registration.

UTV’s & Golf Carts

  • No-one under the age of 15 driving unless a parent is present.
  • No excessive speeding; you must obey the posted speed limits
  • No excessively loud UTV’s or Golf Carts
  • All UTV’s & Golf Carts must be parked at the camp site/cabin and off the roads by 10pm for the safety of all guests.
  • UTV’s & Golf Carts must be registered at the time of check in and must have a car pass (this will be a different color than the normal car pass).
  • There will be a $25.00 fee for bringing UTV’s or Golf Carts (this fee will be for the entire length of the stay, not per night).  We also offer a Seasonal Pass for $75.00.

Inclement weather for activities is up to the discretion of Blue Springs Ranch management.

Cancellation of floating is 14 days prior to the date of activity with a $25 cancellation service fee.  If it is after the 14 days it is non-refundable.  

If it is raining at our Resort through 12:00 PM on the day of your float, we will issue a Raincheck (not a refund) for the floating portion of your reservation.    

A Rain Check is good for one year from the date issued for our activities or to the discretion of Blue Springs Ranch

Trail Ride cancellations are required 14-days prior to the date of activity with a $10 cancellation service fee.

Age limit for floating is 5 years old.  We reserve the right to change age limits on children for floating at any given time due to conditions out of our control; for example water conditions and/or heat index/temperature.  When making reservations you must inform the booking agent of ages of children 15 & under.  If you do not inform us ahead of time of ages of children you may be turned away at the bus stop.

If it is raining at our Resort through 12:00 PM on the day of your float we will issue a Raincheck (not a refund) for the floating portion of the reservation.  The raincheck is good for 1 year from the date issued and is good towards activities, camping or cabins.  The raincheck will be issued to the person that the floating reservation is listed under (1 raincheck will be issued).  We reserve the right to cancel floating due to high water, flooding and/or unsafe water conditions. If we cancel floating for any of these reasons you will receive a RAINCHECK (not a refund) in the amount of the floating reservation, the Raincheck will be valid for 1 year from the date it is issued.  We do not like to cancel floating, but we do want to keep all of our guests safe.

We do NOT issue Rainchecks for Camping or Cabins. 

Blue Springs Ranch is a Family-Friendly River Ranch Resort. Please be respectful of neighboring campers. Our Quiet Hours are to ensure that our guests receive a peaceful night sleep in the outdoors. We will enforce quiet hours starting at 11:00 PM until 7:00 AM. All radios are to be turned off at 11:00 PM. Normal noise level is to be maintained all hours. Security will enforce quiet hours when necessary.

Guests that are repeatedly asked to adhere to Quiet Hours Policy will be escorted off the Resort grounds. If a camper next to you is being disruptive or inappropriate at any time, please mention this to Security or the Store Staff.

If you are ejected off the property for noise infraction or inappropriate behavior there is No Refund. This is Management’s decision.

If the Store is open and you have trouble locating Security, please tell us and we will contact Security for you. If it is after Quiet Hours, Security will be patrolling the Resort grounds.

We do not have a strictly Adult area. Our Resort is a Family Friendly campground. Please be RESPECTFUL.

If you have an emergency, the emergency phone number is posted outside the Store.

  • No all night parties.
  • No loud music.
  • No foul language.
  • No fighting.
  • No fireworks.
  • No dirt bikes but Gators UTVs and golf carts welcome.
  • Please be courteous of the guests around you.
  • Firearms are not permitted on resort grounds.
  • Blue Springs Ranch reserves the right to remove disruptive guests from the premises. If you are not permitted to stay on the resort grounds, there is NO REFUND.
  • Campers who set up on the wrong site will be made to move.
  • Do not set up on a vacant site without authorization from the Store.
  • Management reserves the right to relocate any customers should the need occur.
  • We reserve the right to change your cabin/campsite due to unforeseen circumstances.
  • Cabin / Camping guests must remove trash from their site and transport it to the nearest receptacle.
  • Emergency & After Hours phone number is posted at the Store.
  • The gate closes during summer and is maintained by security guards.
  • Our gate hours vary during our off season and season hours.
  • If you are arriving late, please make arrangements with the Store for admittance after hours. Please call the Store for gate hours.
  • Limited WIFI is available throughout the resort. Charges may apply through Blue Bit.
