We work hard to keep the rules minimal but effective.

We require 72-hour notice when booking an online reservation. If you are attempting to book a reservation less than 72 hours from your arrival date, you must call 573-732-5200 to make a reservation with our BSR Team Member.
Reservations require a two night minimum stay for weekends. Holiday weekends are a three night minimum stay. A campsite reservation requires full payment at the time of reservation. A cabin reservation requires half of the payment at the time of reservation.

MUST be at least 21 years of age to reserve a cabin at Blue Springs Ranch.
Check in time is anytime after 4:00 PM. All guests must register at the store. You are more than welcome to arrive prior to check in as we have many activities for you to take advantage of while waiting for check in time. You will not have access to the cabin until 4PM, if you have items that need to be placed in a refrigerator/cooler please notify the store and we will be happy to accommodate you. Cabin check out time is 11:00 AM.
Cabins require a 50% deposit at the time of booking. Any reservation without a 50% deposit is considered “unconfirmed” and is subject to cancellation.
All Cabins are non-smoking.
Check in time is 4:00 PM. Check in times strictly enforced.
All cabin guests must register at the store to receive a resort pass.
If you have an unregistered guest, you will have to pay a fee of an additional person for the cabin.
MUST be at least 18 years of age to reserve a campsite at Blue Springs Ranch
Camping check-in time is 2:00 PM. All guests must register at the store and must obtain a resort pass. We will welcome you prior to check-in time. Our resort has many activities you can take advantage of while waiting to check in!
Camping check-out time is 12:00 PM. If your site is still occupied past check-out time, you will be charged for an extra day of camping.
If, after time of check-out, a camping site is reserved for another guest arrival and you have not yet vacated, your camper will be removed. You are welcome to pull your camper off the site and enjoy the resort and the many activities we have to offer before heading home!
Campers who set up on the wrong site will be asked to move. If in doubt which area you are in, please ask a team member. We request you not to set up a vacant site without authorization from the store as the site may be reserved.
Management reserves the right to relocate any guests should the need occur.

CAMPING, FLOATING, and EFFICIENCY CABINS: Cancellations or changes must be made at least (8) days prior to your scheduled arrival date in order to receive a refund, minus a $25.00 service fee, per site or boat. Any cancellations in part or in whole within the (7) days of your scheduled arrival date will become NON-REFUNDABLE.
LODGING: Cancellations or changes must be made at least (15) days prior to your scheduled arrival date in order to receive a refund, minus a $75.00 service fee, per unit. Any cancellations in part or in whole made within the (14) days of your scheduled arrival date will become NON-REFUNDABLE.
GOLF CARTS: Cancellations or changes must be made at least (8) days prior to your scheduled arrival date in order to receive a refund, minus a $25.00 service fee, per unit. Any cancellations in part or in whole within the (7) days of your scheduled arrival date will become NON-REFUNDABLE.
GROUP BOOKINGS: Cancellations of (2) or more units within group bookings, must be made at least (30) days prior to your scheduled arrival in order to receive a refund, minus a $25.00 (campsites) or $75.00 (cabins) service fee. Any group cancellations in part or in whole within the (29) days of your scheduled arrival date will become NON-REFUNDABLE.
All vehicles including Golf Carts and UTVs must be registered at the Store. Any vehicles on premise without a pass will be escorted to the Store for proper registration.

Age limit for floating is 5 years old. We reserve the right to change age limits on children for floating at any given time due to conditions out of our control; for example water conditions and/or heat index/temperature. When making reservations you must inform the booking agent of ages of children 15 & under. If you do not inform us ahead of time of ages of children you may be turned away at the bus stop.

High Water / Flood Policy
Blue Springs Ranch is a Family-Friendly River Ranch Resort. Please be respectful of neighboring campers. Our Quiet Hours are to ensure that our guests receive a peaceful night sleep in the outdoors. We will enforce quiet hours starting at 11:00 PM until 7:00 AM. All radios are to be turned off at 11:00 PM. Normal noise level is to be maintained all hours. Security will enforce quiet hours when necessary.
If you are ejected off the property for noise infraction or inappropriate behavior there is No Refund. This is Management’s decision.
If the Store is open and you have trouble locating Security, please tell us and we will contact Security for you. If it is after Quiet Hours, Security will be patrolling the Resort grounds.
If you have an emergency, the emergency phone number is posted outside the Store.
Outside of Quiet Hours, we ask that you remain respectful to those around you. Be mindful of the volume/type of music you are playing. We are a family-friendly resort and ask that our guests do their part, too!
We allow pets in the cabins. There will be a non-refundable fee of $50.00 per pet plus tax. If you are found to have a pet in the cabin and have failed to register it upon arrival, you will be charged an unregistered pet fee of $100 per pet.
There is no fee to have pets at campsites.
Pets are required to be on a leash at all times.
