Resort Policies

We require 72-hour notice when booking an online reservation. If you are attempting to book a reservation less than 72 hours from your arrival date, you must call 573-732-5200 to make a reservation with our BSR Team Member.

Reservations require a two night minimum stay for weekends. Holiday weekends are a three night minimum stay. A campsite reservation requires full payment at the time of reservation. A cabin reservation requires half of the payment at the time of reservation.

MUST be at least 21 years of age to reserve a cabin at Blue Springs Ranch.

Check in time is anytime after 4:00 PM. All guests must register at the store.  You are more than welcome to arrive prior to check in as we have many activities for you to take advantage of while waiting for check in time.  You will not have access to the cabin until 4PM, if you have items that need to be placed in a refrigerator/cooler please notify the store and we will be happy to accommodate you.  Cabin check out time is 11:00 AM.

Cabins require a 50% deposit at the time of booking. Any reservation without a 50% deposit is considered “unconfirmed” and is subject to cancellation.

All Cabins are non-smoking.

Check in time is 4:00 PM.  Check in times strictly enforced.

All cabin guests must register at the store to receive a resort pass.

If you have an unregistered guest, you will have to pay a fee of an additional person for the cabin.

MUST be at least 18 years of age to reserve a campsite at Blue Springs Ranch

Camping check-in time is 2:00 PM. All guests must register at the store and must obtain a resort pass. We will welcome you prior to check-in time. Our resort has many activities you can take advantage of while waiting to check in!

Camping check-out time is 12:00 PM. If your site is still occupied past check-out time, you will be charged for an extra day of camping.

If, after time of check-out, a camping site is reserved for another guest arrival and you have not yet vacated, your camper will be removed. You are welcome to pull your camper off the site and enjoy the resort and the many activities we have to offer before heading home!

Campers who set up on the wrong site will be asked to move. If in doubt which area you are in, please ask a team member. We request you not to set up a vacant site without authorization from the store as the site may be reserved.

Management reserves the right to relocate any guests should the need occur.

All campers must register at the store to receive a resort pass.

If you have an unregistered guest, you will have to pay a fee of an additional person for the campsite.

Campsites required full payment at the time of booking. Any campsite reservations not paid in full are considered “unconfirmed” and are subject to cancellation.

CAMPING, FLOATING, and EFFICIENCY CABINS: Cancellations or changes must be made at least (8) days prior to your scheduled arrival date in order to receive a refund, minus a $25.00 service fee, per site or boat. Any cancellations in part or in whole within the (7) days of your scheduled arrival date will become NON-REFUNDABLE.

LODGING: Cancellations or changes must be made at least (15) days prior to your scheduled arrival date in order to receive a refund, minus a $75.00 service fee, per unit. Any cancellations in part or in whole made within the (14) days of your scheduled arrival date will become NON-REFUNDABLE. 

GOLF CARTS: Cancellations or changes must be made at least (8) days prior to your scheduled arrival date in order to receive a refund, minus a $25.00 service fee, per unit. Any cancellations in part or in whole within the (7) days of your scheduled arrival date will become NON-REFUNDABLE.

GROUP BOOKINGS: Cancellations of (2) or more units within group bookings, must be made at least (30) days prior to your scheduled arrival in order to receive a refund, minus a $25.00 (campsites) or $75.00 (cabins) service fee. Any group cancellations in part or in whole within the (29) days of your scheduled arrival date will become NON-REFUNDABLE.

All vehicles including Golf Carts and UTVs must be registered at the Store. Any vehicles on premise without a pass will be escorted to the Store for proper registration.

UTV’s & Golf Carts

• No-one under the age of 15 driving unless a parent is present.
• No excessive speeding; you must obey the posted speed limits
• No excessively loud UTV’s or Golf Carts
• All UTV’s & Golf Carts must be parked at the camp site/cabin and off the roads by 10pm for the safety of all guests.
• UTV’s & Golf Carts must be registered at the time of check in and must have a car pass (this will be a different color than the normal car pass).
• There will be a $25.00 per unit fee for bringing UTV’s or Golf Carts (this fee will be for the entire length of the stay, not per night). We also offer a Seasonal Pass for $75.00.

Age limit for floating is 5 years old. We reserve the right to change age limits on children for floating at any given time due to conditions out of our control; for example water conditions and/or heat index/temperature. When making reservations you must inform the booking agent of ages of children 15 & under. If you do not inform us ahead of time of ages of children you may be turned away at the bus stop.

RAINCHECKS:

• LODGING OR CAMPING: NO rainchecks

• FLOATING: It must be raining consistently between 8AM-12PM here at Blue Springs Ranch in order for us to issue a raincheck for one (1) year. NO CASH, CREDIT, or CHECK REFUNDS will be issued. If rain stops before noon, floating will still go on.

• NO Rainchecks for Special Events: Example: Riding 4 a Reason

High Water / Flood Policy

• We reserve the right to cancel or postpone all floating due to weather conditions at any time. These decisions are made by state officials and the management if river levels are beyond safe canoeing or rafting standards of use, a credit certificate will be issued in the amount of your payment. (No Refunds) In most situations, catering, lodging, and camping reservations should be not affected by flood conditions and will be honored.

Blue Springs Ranch is a Family-Friendly River Ranch Resort. Please be respectful of neighboring campers. Our Quiet Hours are to ensure that our guests receive a peaceful night sleep in the outdoors. We will enforce quiet hours starting at 11:00 PM until 7:00 AM. All radios are to be turned off at 11:00 PM. Normal noise level is to be maintained all hours. Security will enforce quiet hours when necessary.

If you are ejected off the property for noise infraction or inappropriate behavior there is No Refund. This is Management’s decision.

If the Store is open and you have trouble locating Security, please tell us and we will contact Security for you. If it is after Quiet Hours, Security will be patrolling the Resort grounds.

If you have an emergency, the emergency phone number is posted outside the Store.

Outside of Quiet Hours, we ask that you remain respectful to those around you. Be mindful of the volume/type of music you are playing. We are a family-friendly resort and ask that our guests do their part, too!

We allow pets in the cabins. There will be a non-refundable fee of $50.00 per pet plus tax. If you are found to have a pet in the cabin and have failed to register it upon arrival, you will be charged an unregistered pet fee of $100 per pet.

There is no fee to have pets at campsites.

Pets are required to be on a leash at all times.

• No all night parties.
• No loud music.
• No foul language.
• No fighting.
• No fireworks.
• No dirt bikes but Gators UTVs and golf carts welcome.
• Please be courteous of the guests around you.
• Firearms are not permitted on resort grounds.
• Blue Springs Ranch reserves the right to remove disruptive guests from the premises. If you are not permitted to stay on the resort grounds, there is NO REFUND.
• Campers who set up on the wrong site will be made to move.
• Do not set up on a vacant site without authorization from the Store.
• Management reserves the right to relocate any customers should the need occur.
• We reserve the right to change your cabin/campsite due to unforeseen circumstances.
• Cabin / Camping guests must remove trash from their site and transport it to the nearest receptacle.
• Emergency & After Hours phone number is posted at the Store.
• The gate closes during summer and is maintained by security guards.
• Our gate hours vary during our off season and season hours.
• If you are arriving late, please make arrangements with the Store for admittance after hours. Please call the Store for gate hours.
• Limited WIFI is available throughout the resort. Charges may apply through Blue Bit.

• Golf Carts may be rented for $65/day + tax. Reservations can be made ahead of time by calling 573-732-5200 and speaking with a Reservations Associate
• BSR Golf Carts are NOT to be taken off property for any reason
• Any/All operators of BSR Golf Cart MUST have a valid driver’s license
• Golf Carts must be parked by 10 pm
• Be mindful of other guests at all times
• Use provided paths
• Any damages to the Blue Springs property and/or Golf Cart are the responsibility of the Golf Cart reservation holder, fees will be applied accordingly.

• All Rv and Tent sites are priced covering 2 people on each site. Additional person(s) charges will apply after the first 2 people.
• Large cabins (Rock Castle, Log Cabin, Bunk House, Ranch House, 21-23) are priced covering the first 10 people. Additional person(s) charges will apply after the first 10.
• Prices subject to change without notice
• No refunds on early departures
• All linens supplied in Accommodations
• Children under the age of 7 stay free all year round
• Minimum of 2 nights booking on all accommodations/campsites on weekends. One night bookings (last minute) only accepted when booked with Manager Approval within 7 days of arrival.
• A minimum of 3 nights booking on all accommodations/campsites over Holiday weekends (Ex. Memorial Day, Fourth of July, and Labor Day).
• All Tent camping is shut down after October 31. Select RV and Cabins will remain open. RV campers that stay from November 1 to April 1 MUST be self contained, as no shower houses will be available.
